Can I do it for free myself on the Agency website?

Yes, a free pre-filled succession exists and it's an honest option. But it needs SPID and expertise: it doesn't validate cadastral data and any errors (and penalties) stay with you.

Understanding succession

What it is, when it's needed, and the risks.

What is the succession declaration?

It's the tax filing that notifies Agenzia delle Entrate of the deceased's estate transferred to the heirs. It must normally be filed within 12 months of death.

By when must it be filed?

Generally within 12 months of the date of death. Filing late can mean penalties: we handle it within the correct deadlines.

What it costs, what's included, and how taxes work.

How much does your service cost?

Fixed fee with no VAT to add: Simple €290 (cash/liquidity only) or Complete €490 (up to 3 properties). For more complex cases we prepare a custom quote. State taxes are separate, paid by the heir, and we calculate them before filing.

Are taxes included in the price?

No: the package price is the professional fee. Taxes (succession, mortgage, cadastral, stamps) are paid via F24 and are separate. We calculate them first.

What is the primary-residence relief in succession?

If at least one heir meets the primary-residence requirements on the inherited property, mortgage and cadastral taxes are fixed (€200 each) instead of a percentage of cadastral value. We check if you qualify and state it in the declaration.

Do I need to go to any office?

No. Questionnaire, documents, communications and filing with the Agency happen online. There's always a call with Lorenzo to explain everything.

Which documents do you need?

It depends on your case: we give you a personalised list. You always need a death certificate, the heirs' documents and the heir's IBAN. If something is missing, we can often retrieve it (searches, title deeds).

Can I upload documents with phone photos?

Yes. In the Client area you can upload PDF, JPG or PNG (including phone photos), up to 10 MB each and up to 10 files per checklist item. For front/back or multi-page documents, just upload more photos on the same item.

Are there ready-made forms to download and fill in?

Yes. Under some checklist items you'll find ready forms (e.g. substitute declaration of death certificate and family status of the deceased, or self-certification of family status for each heir): download, fill in, sign and re-upload.

What happens if a document is rejected?

Lorenzo checks them one by one. If something's wrong (blurry photo, missing page, wrong document) the item goes back to "to redo" with a note explaining what to fix: you re-upload the correct file and the case continues without starting over.

How do I know when the documents are OK?

In the Client area you see each item's status (to upload, uploaded, approved, to redo). When finished press «I'm done»: you get email updates at each step and can always check where the case stands.

What do I receive at the end?

Filing/registration receipt, copy of the declaration, F24 outcome and, where applicable, cadastral transfer outcome, plus our invoice.
